Why AI-written property listings are a brand problem

I read three property listings yesterday and could pick the AI-written ones in seconds. Not because they were badly written. Because they were identically written: same rhythm, same phrases, same performed enthusiasm for a two-bed terrace in a suburb nobody would call "an oasis of calm."

The agent whose name sat above that copy didn't write it. And increasingly, neither did anyone.

Buyers are faster at recognising AI prose than most agents realise. Merriam-Webster made "slop" its word of the year in 2025 for a reason. The cultural antenna for AI-generated content is sharply tuned now, and property listings are a primary habitat.

When a buyer reads a listing and feels that faint nothing, that sense of words without a person behind them, they don't stop to diagnose it. They just move on faster. They question the accuracy of the details. They wonder, briefly, what the agent is actually like if this is how they represent a property. Then they're on the next listing.

There is a recognisable dialect of AI property prose. If you have used a language model to draft listings without heavy editing, some version of these has almost certainly appeared under your agency's name:

  • "nestled in a sought-after location"
  • "boasts an abundance of natural light"
  • "a stone's throw from excellent local amenities"
  • "this stunning property offers the perfect blend of"
  • "an oasis of calm in a vibrant neighbourhood"
  • "briefly comprises" followed by a room list that reads like a spreadsheet
  • "viewing is highly recommended to fully appreciate"
  • "an ideal home for families and professionals alike"

These phrases are not wrong. They are worse than wrong. They are invisible. They communicate nothing specific about the property, and they are shared across thousands of listings from agencies that have handed their voice to the same underlying model without adjusting the defaults.

A buyer scrolling Rightmove can read six listings from six different agencies that all sound like one anonymous press release. The agent who doesn't sound like that stands out immediately. That agent closes more viewings before they've even spoken to a buyer.

The problem is not that AI is involved. The problem is where it's involved.

Writing prose is not where AI adds reliable value in a listings workflow. Language models are pattern-completion machines. They produce text that sounds like property listings because they've read thousands of them. That is exactly the thing you do not want. You want copy that sounds like this property, described by someone who walked through it.

What AI is genuinely good at is structured extraction. Given a set of agent notes, a viewing form, and a floor plan, a well-prompted model can pull out the structured facts reliably and consistently:

That output (structured, verifiable, specific) is what feeds a good listing. It is not the listing itself.

Fact extraction does not hallucinate a warmth a property doesn't have. It doesn't call a galley kitchen "a well-proportioned space." It gives you the facts, checked against the source material, ready for a person to turn into copy worth reading.

The workflow that works is not "AI writes the listing, human edits it." That approach still requires someone to rewrite 60% of the output to remove the dialect, fix the generic claims, and restore something recognisable as the property in question.

The AI step handles the part agents find tedious: turning scattered notes into an organised fact set. The writing step stays with a person who has actually seen the property and can say something specific about it.

That split genuinely halves the time it takes to produce a good listing. It does not sacrifice voice because it never asks AI to supply voice in the first place.

Generic prose at volume is not efficiency. It is brand dilution at scale. Every AI-written listing that sounds like every other AI-written listing is a small withdrawal from the trust a buyer extends to your agency.

The agents who use AI to do the structural work (extraction, fact-checking, consistency) and keep the writing human will have a visible advantage within two years. Not because AI gets worse. Because the baseline of AI-written copy gets so uniform that anything specific and human reads as a signal of quality.

That is not a complicated idea. It just requires a clear position on where the machine stops and the person starts.
